A certificate gap report from the spreadsheet you already keep

If your certificates live in a spreadsheet, the gap report reads it back to you property by property: what is on record, missing, expiring within 60 days or expired.

It runs in your browser. The file is not uploaded or saved, and you do not need an account.

In short
  • Statuses per property: on record, missing, expiring within 60 days or expired
  • Read in your browser: nothing uploaded, nothing saved, no account needed
  • A report of your sheet, not a check of the certificates themselves
  • In Voxa Estate, each certificate is recorded with its document

What the gap report reads

It reads a .csv or .xlsx file, and the first sheet of a workbook.

It looks for gas safety, electrical reports, EPCs, deposit protection, right to rent checks, smoke and carbon monoxide alarms and HMO licences.

What it does not tell you

It reports your sheet back to you. It does not check certificates, and it does not say which duties apply to a property.

From a spreadsheet to a live record

Once signed in, you import properties and tenancies from CSV or Excel and record each certificate with its document.

The compliance page shows missing items first, then action needed, then expiring, and each row carries one next step.

Booking a renewal opens a job linked to the certificate, and the row does not move until a new certificate is recorded.

Recorded certificates are sealed: linked in order and date-stamped by an outside service.

Checking your system's export

Once signed in, you can upload your system's property export and see which duties apply and what it says about each certificate. It is a preview, and nothing is saved.
